The Brief

Our clients required a turn-key service as they lived abroad which inlcuding a complete re-design for the ground floor. They required a new single storey rear extension to create an open plan kitchen diner and living space and to maximise light and the views into the surrounding garden. In order to achieve this, they wished for full height windows, slimline bi-fold doors, a roof light, and a vaulted ceiling.

My clients live abroad and had purchased a property in central Norwich which they wished to renovate throughout and add a rear single storey extension. Their intention was to rent out the property initially and then retire here, so the challenge was to create a design that would appeal both to the rental market and also to the individual requirements of my clients.

About The Project

The existing kitchen was too small and dark, and did not make use of the beautiful surrounding garden and woodland. The extension was to create a single open plan kitchen diner and living space, which could open out even further into the garden. So I designed slimline bi-fold doors that could open fully onto the patio and courtyard, and full height angled windows either side of the central wood burner. I included three sources of heating; a wood burner, underfloor heating, and radiators to ensure this new space would be as warm and inviting in the winter months as it is in the summer, with various remote temperature controls.

Whilst located in central Norwich, this property sits within a conservation area and backs onto woodland. Careful plans and management was needed to ensure the protected trees were kept safe during all the works.

The original kitchen was relatively small and dark with no seating, and very limited storage. I designed a full height stud wall to be built to house full height storage cabinets and appliances, with an eye-level oven and built-in fridge freezer, together with plenty of integrated pull out storage systems to maximise storage with easy access.

The new space created by the extension meant ample room for a TV and sofa area, and a full sized dining table. In addition to this, I designed a peninsula to allow for bar seating if required and plenty of additional worksurface. The new kitchen was going to be a far more functional and social space, with good sized walkways for easy access.

To match my clients' brief, the overall colour scheme was light and neutral with white walls, and light grey kitchen cabinets with white quartz worktops and splashbacks, but I wanted the tall built-in cabinets to be in a dark indigo to provide contrast, which my clients loved. The porcelain floor tiles adding subtle colour and texture.

Following the initial construction of the extension, work begun on removing internal walls to create a new main bathroom, separate cloakroom, and utility.

I chose a palette of natural materials including stone flooring and solid quartz worktops and used light grey made to measure kitchen cabinets and doors. The overall look was a bright, light and modern, fully functional kitchen diner and living space with flexibility for dining seating and sofa space for anyone who would be living there. The whole interior space now benefits from the wonderful views of the garden whether cooking, entertaining, or just relaxing.
