The Brief

This extensive renovation project involved the complete transformation of a former rental property in the heart of the Norfolk countryside. The property was full of potential but significantly outdated, with tired interiors and a layout that no longer met modern family living needs.

About The Project

The design brief was to completely reimagine this characterful farmhouse—both inside and out—while preserving its original charm. Every room was thoughtfully renovated, including the addition of two new bathrooms upstairs where none previously existed, significantly enhancing the home’s practicality. The removal of a structural wall between the kitchen and dining room was a pivotal change, unlocking a more spacious and functional layout without compromising the building’s architectural integrity.

About The Project

A key part of the transformation involved removing an internal wall in the kitchen to unlock a much larger, open-plan kitchen, dining, and snug area. This reconfiguration allowed for improved natural flow through the space and provided the opportunity to incorporate a striking central island with quartz worktops and a range of high-specification appliances. The result is a beautifully light-filled kitchen and family space, perfect for both day-to-day life and entertaining.

Throughout the home, I introduced bespoke cabinetry, elegant panelling, and a carefully considered colour palette to balance contemporary comfort with traditional farmhouse character. The lounge and cinema snug feature handmade bi-fold doors, offering flexible zoning of the space—ideal for family living and hosting guests. Period fireplaces were retained and enhanced, with new timber-effect beams and sympathetic design details woven throughout the interiors.

Externally, the project included the installation of new fencing and a large patio to create welcoming outdoor entertaining areas. The surrounding grounds offer space for adventure and tranquillity alike, with stabling, workshops, and a newly approved sauna and hot tub area, adding layers of lifestyle and potential.

Sustainability and efficiency were also priorities in this renovation, with the addition of solar panels and a completely new heating and hot water system, ensuring that the home’s environmental footprint matched its aesthetic standards.

This was a truly rewarding transformation—turning a dated and underused property into a timeless, elegant countryside retreat that is both functional and full of warmth. Staithe Farm House now offers a considered blend of period charm, luxury, and versatility, ready to welcome its next chapter.
